Covenant Hills is one of nine districts/villages in Ladera Ranch, and the only gated village in Ladera Ranch, has a timeless quality reminiscent of Orange County's traditional ranching heritage. Located on 722 acres at the southernmost tip of this master-planned community, Covenant Hills offers breathtaking views of century-old grazing pastures, old-growth orchards and rugged valleys.

There are 14 Tracts in Covenant Hills which is comprised of 13 home builders, as well as one tract that is all custom homes. The tracts are called: Alisal, Amarante, Arboledo, Bellataire, Capistrano, Castillina, Encantada, Las Piedras, Meriden, Montanez, San Donato, Segovia, Sherborne, and Skye Isle. There are 8 builders of the 13 tracts which include: Centex, John Laing Homes, K. Hovnanian Homes, Pardee Homes, Shea Homes, Standard Pacific Homes, The Warmington Group, and William Lyon Homes. The custom homes are built by different builders and architects.

Residents have full access to all of the amenities available at Ladera Ranch, including 16 parks, miles of nature trails and four village clubs. The newest, the Covenant Hills Village Club, offers resort-caliber recreational facilities such as a pool, water-play park, tennis and lush exotic gardens. Like all of Ladera Ranch, Covenant Hills is part of the award-winning Capistrano Unified School District and home to the new Oso Grande Elementary School.

Covenant Hills is served by Oso Grande Elementary School, Ladera Ranch Middle School and Capistrano Valley High School. When the new Capistrano Unified School District school boundaries take effect in fall 2007, Covenant Hills will still be served by the same elementary and middle schools, but will then be served by San Juan Hills High School instead of Capistrano Valley High School.
